新手问个租客要求修东西的问题

什么房东该修,什么算租客毁坏得他们自己修呢? 举个例子: 我这个租客说blind stuck了. Handyman看完说要换链条盒子, 105大洋. 我觉得是租客使用不慎才搞坏的(他们刚住两个月). 是不是应该他们出钱修呀? 否则他们abuse我的东西难道我还得买单?
