I bought CA standard lease agreement which define the responsibility of landlord and tenant. Maintainence and clean is tenant's responsibility.

1）你们是如何处理维修的问题的？ 正常的损坏是应该我修的，但是这种莫名其妙他们弄坏的，怎么处理？ （我估计他们把油烟机的FAN开了一整天， 大概要把地毯弄干）
- I will take care of this fix. Your guess doesn't mean anything.

2）另外合同规定他们要割草的， 我给了他们割草机，甚至连加油桶加上满的油都给他们了， 到现在他们还没割过草， 草已经比邻居高过好多， 怎样督促他们割草？
- warning them due to HOA rule. They should understand if they like to continue lease next year, they had better be good tenant.

3） 他们在房子墙上装了那种SPORTS BAR （两端都嵌到墙里去了）， 大概是做引体向上的， 这会不会影响墙体？
- warning them they need pay any damage due to sports bar.

Hopefully I am right. It depends on your lease agreement.
