then lease agreement protect you. If you find something uncomfortable, talk with them your concern. The worst case is not to renew the lease next year.

So the key is the skill to find good tenant. If I am not sure if the person will take care of my property, I would like to visit his home before signing contract. You will easily know if he is clean and well maintain the property.
