急，Closing surprise, 多了$3000，Cash Offer

房子是FannnieMae拥有。合同是As is.
让人生气的是realtor不知是没有经验还是怎么的没有告知我们会有这么多的closing cost.说因为是cash offer, closing cost最多只有两三百。
全部closing cost都是我们（买方）出。

明天closing,以下是closing cost：
Settlement Fee: $500
Abstract or Title Search: $100
Title Insurance: $725
Tax and Lien search: $305
Estoppel Letter Fee: $75
Association Account Setup: $200
Dec HOA Fee Master: $164
Recording Fee: $18.50
State Tax/Stamps: Revenue stamps: $910

第一：这些收费合理吗？
第二：realtor现在说这些都已经写到合同里了，没有办法了，请问我不想要这个房子了，有没有办法拿回高达10%的押金？
