这样的房该怎么租？

有一湾区cupertino 好学区single family house，可卖可租。想先租，等房价稍稍回稳再卖。但租客一般要求一年和约才肯租。请问大家，如明年春夏想卖房,但现在又不确定，该咋办? 万一我们毁约， COST 是什么呢？

从来没出租过房，100% 菜鸟， 请大家帮忙。谢谢了。
