You can put this into the contract: " If either party wants to terminate the rent during lease period, there is one month rent penalty". It looks for tenant. But actually it protect you also. It only costs one month rent for you to let tenant move it out.
On other hand, there are only a few months left. It is not fair to do this to the tenant. You just have to hold for these 2~3 months, then listing for sale.
