I am looking for an investment property in Bay area and lately submitted an offer, in which I requested closing escrow in 45 days, my agent believes I have a high chance to win but he also advised it's better to write "close in 30days. " He said 45 days is too long and is not competitive and attractive to the bank(it's for an REO), but I am concerned that nowadays the lender is very slow in funding and I may have to pay penalty if can't close it in 30days. The bank I'll probably work with is wellsfargo or Citi Mortgate. Can you please share your experience how many days is good to put on the offer without risking to lose the deal. BTW, my loan amount is appx. $200K. Your advice will be highly appreciated.
