My wife is an agent. When you put offers to buy our own houses, most of them are no contingencies.
When you put no contignecies, it will give you advantage over others, sometimes by $5K to $10K. Banks hate people using contingencies to bargain the price after they get offers. Of cause, you need to check the house the first and make sure no major reparing or other hidden costs.
