买FORCLOCURE房请教!

我家准备买个Owned by bank 的房子.要CLOSING 前两天了, 才发现房子TITLE V 有问题, failure for inspection, 需要修. 我们的贷款申请已经CLEAR 了. 但是不能CLOSING. 卖方list agent 说已经通知 SELLER(BANK). 几乎一个月过去了, 没有一点回音.现在在等卖方回应到底他们是准备修还是准备毁约不卖了. 哎, 真不知道会怎么样.你们说不过去卖方葫芦里到底卖的是啥药啊?我在想:

1. 如果对方毁约不卖了, 申请贷款的费用可怎么办啊?
2. 如果对方毁约不卖了,不得我们5% 的押金当然是该全部退还, 可是, 常规如果我们毁约, 我们会LOST我们5% 的押金, 但卖方毁约就没有一点罚金吗?
3. 如果对方一年半载地这样拖下去可怎么办啊?如果我们经不起拖, 提出不买的话,没准正中SELLER 的下怀了. 可我们的确很喜欢那房子.怎么办啊?
