房屋投资ABC

在当前的市场情况下，如果你买房是为了投资，务必记住三点：
一，千万别借贷款来买你的投资房，有贷款冲动时，细细体会一下次贷危机的原因，不要让自己陷入下一轮foreclosure的窘境。当然用你的存款买房投资，一般而言，要比把钱放在银行里强。
二，便宜，不是你买房的原因，你投资只是为了赚钱。便宜房子买来租不出去、卖不掉，买来又有何用？
三，当前上市的拍卖房，极大多数都是前几年房价高峰时成交，一般而言，equity都不会高，所以银行能接受的你的出价，也不会离那个高峰价差太远，这样的价格真能为你带来盈利吗？

我十几年前开始专门买foreclosure房投资，我觉得三年前开始就已经不是做这个事的环境，现在大环境更坏，为什么？因为有能力进入市场的人大大减少。我每天都在这里几个坛子观望，看着许多根本不知房屋投资为何物的朋友都在跃跃欲试，许多看来也并不深知个中之道的人则在混充内行大力怂恿，所以禁不住说几句。这里的话都是结论，其中道理要看官自己琢磨，才会成为你自己的心得。最后一句，拍卖不比买股票，是有排他性的，所以你要做这个事，只有靠自己琢磨，不能寄希望让别人教你，说老实话，没有人会把真经告诉你的。当你想出价时，你的心思自然是，今天出现在拍卖场上的，最好就是我一个人！我说的好像不地道，但是却是大实话。
