It's absolutely NOT true to say majority of folks here can mimic what Miat or perhaps you have been doing. I have no doubt most what folks like Miat said are factually or theoretically correct, but not everyone lives in an area hit hard by this crisis and therefore can find make-sense deals with reasonable amount of effort.
It does not take a lot to make money in RE activity. The principals are simple and in practice you just need an average IQ/EQ to do it well. But the prerequisite is you must be able to find deals in a particular area. Unless you can do well as an absentee landlord, you just cann't be anywhere to locate any potential deal.
