打算在东湾SAN RAMON Windermere买房

请各位高手帮忙看一下：打算在东湾 SAN RAMON Windermere买房， 自住。看了一段时间，现有一个NEW HOME 在 year-end sale. 4000sf, 10,000sf lot size。 在U型山谷的底部， 房子两面都环山，没有邻居，非常幽静。社区，学区， 交通都很理想。 房子内部已经upgrade 非常多，包括hardwood floor；不用自己再弄什么了。一年前开始建的时候，要价 ＄1.5＋ Million; 最近降到 ＄1.13M；Year-end Promotion ＄1.05M； 还价 ＄1M，Buidler 基本答应了。 大家帮忙参谋一下。Is the deal good enough? 本来预算90W，有一些紧张。很喜欢房子的location, 如果错过了， 不大容易找lot size 这么大， 又这么private 的了。 头一次来这个坛子，多谢大家!
