看看哪个投资房好:
1、15万,租金$1500/月,离家1.5到2小时车程。不好的区,房客全是黑人或老墨或section 8,房价最高时20到30万。
2、25万,租金$1500/月,离家0.5小时车程,一般的区,租客多是白人或老墨。房价最高时40到50万。
前者肯定正cash flow, 后者勉强打平,或第一年小亏。照说应该买1,但是离家远,不好照应。区坏,将来问题可能多,升值潜力不如2.
