good areas tenants sometimes are even worse than bad areas, believe it or not, i had some white trash who really knows eviction laws, and I also had some poor middle easterns who lives paycheck by paycheck are very serious on giving their rent on time! great contract can save you so much headache and great relationship with tenants are so important.
