If you want to hear a lie, I can tell that to you and you be loving me. But I will feel bad telling a lie. So, I rather not become your friend but I have to say the truth. The truth is: Texas doesn't have big future appreciation potential. Texas only has moderate inflation adjusted gain, but not huge gain. This is a conclusion from a research report of Texas A&M University. The reason behind this is that there are very low zoning restriction on Texas land. Land supply is basically unlimited over there.
Texas can have good cash flow. If you want an income business, sure, Texas is not bad. But if you want both income and future appreciation, you must get out of Texas and move to places like Florida, San Diego, or East coast USA like DC or NJ. All of these places have much stricter zoning restriction, which is chief reason for future appreciation.
You can hate me for saying the truth, I don't care. But I have to say the truth which may hurt somebody.
