请问lease的有效期

几个月前接手了一个出租房，前房东就把已经签好的lease转给我了，我几次送了新的lease给房客，要他和我签新的lease，他都没有理我。lease已经到期，房客也已经搬出去了，deposit 还在我手里。我想把文件补齐了，请问现在签的lease还有没有法律效应？ 原来的lease到8／31／2014就到期了。谢谢！
