俺觉得你没有必要签什么addendum, 你买了这个house，你就有权利和义务履行这个没有到期的lease。

也就是你不能提前赶他们走，到期搬走时，如有什么损坏，也照原来合同的定的办（如果原来lease也有相关的赔偿条款的话）。

这样的话，若有损坏，你照章办事，扣除所需的押金。他们威胁打官司，你怕什么？ 除非你那个州不承认你买房后原来的那个lease.
