The calculation for the capital gain is 500k-(400k-100k from recap)=200K, why? I think it should just be 500k-400k=100K. also, it seems that recap rate is higher than long term capital gain. So for that guy, it seems like he made 100k but after tax, he is only making $22969! 23% real gain and more than 77% taxed!!
