2012年从4万到目前50万，我的一个投资房前生今世，有图有真相

房子长相如下：

学校很好：

房子我2012年三月份15万5买来，downpayment加上closing cost 大概近4万。

房子是2006年的新房，2006年价格39万5：

 

我买来出租，开始租金1350每月

这个房子我2021年8月以1031 exchange卖给open door ，价格49万，open door 2个月后48万卖出：

 

这个房子换成以下2个，买价分别53万多和33万多，目前Redfin估价分别为64万和39万，增值共大概15万：

原来的卖给open door的估价为 51万5：

2012年从4万投入大概到目前的净值50万，不算其中的租金收入。
