经济困境，恳切求教：房子underwater，工作才丢，积蓄够半年

各位看官，提起俺的房子，俺可不是泪涟涟，是血淋淋的啊！肠子都悔青了绝不是夸张，愁得夜不成寐也绝不是假的。可是，一家子的日子还得往下过不是。话说“生死有命，富贵在天”，只要还付得出Mortgage，被这房子套牢也就认了。

然而，“树欲静而风不止”啊，LG上个星期又丢了工作。这下俺家就陷入了四面楚歌的经济绝境了。简要概述如下：

房子：一幢，自住。5年前房价最高峰时34万买的，现在市场价大约值一半。目前还欠银行贷款22万多，利率5.5，每月Mortgage$1700。

收入：LG的工作是唯一的经济来源，上周不幸失业，对就业前景不甚乐观。

其他：积蓄够全家生活半年；年过不惑；有绿卡。

紧急求教坛子里的理财高手、金融大侠、热心XDJM：该如何处理这房子？俺的一知半解如下：

1 Foreclosure：LG不愿破坏credit，也不愿坐实那打了水漂的十几万美元血汗钱。请问，credit坏了到底有哪些实质性的损害？影响之久到底是7年？10年？更长？

2 Short Sale：听说只影响credit两三年，属实吗？如何找银行（Wells Fargo）协商？要通过agent吗？

3 Refinance：如果降到4点的利率，也能让俺家富余出每月几百，解解困啊。可俺的欠贷是房价的百分之130+，该咋办呢？

4 Home Affordable Modification Program：想保留房子，这似乎是不错的方案，可浏览了一圈政府的网站，还是不甚了了，无从着手啊。哪位能帮忙详解一番？

5 维持现状：如果没有经济来源，这只能是美好的愿望，即使有心也无力啊。

俺承认是loser，来美国混10年沦落成了彻底的无产阶级，哦不对，是欠一屁股债的负翁，活生生的HBG失败标本。拉俺一把，也算积德。
