1031，又买入一麦当劳，零责任就是轻松，可是有点后悔卖掉公寓。

一年多前买入一个，感觉太轻松了。于是就思想把那个头痛了18年的公寓卖掉，进价31万，现价90多万，这个税好像挺高，搜索到Dallas有个麦当劳在卖，Kroger anchored. 代理建设1031。还真弄成了。cap rate 4.55%,月租近一万。现在呢，很后悔把公寓楼卖掉。不听朽哥言，立马就吃亏。
