If I were you, I will not evict them. But I will send them notice for all additions that they did. Without your consent, it is a lease violation, and subject to penalty. You need to be firm on following the lease. Same to the reapir, no reimbursment for repairs without your consent. Document all the violations ASAP.
Remember, following the lease will give your the legal ground for any arguement/dispute.
