30 day is ok for Investment property

You don't need to follow regulation Z disclosure for investment property for the waiting periods. So it will save a few days for the initial disclosure and final disclosure.

It should be ok.

Even for primary homes now, the lender can waive the waiting period if you can provide email address for the email delivery or you can fax back immediately those disclosures.
