怎样拒绝住房申请者？

最近在craigslist上登了广告出租一个SFH, 有一家很感兴趣，给我发email说他们是hard working couple with three kids, 看了房后更是一定想要的架势，昨天和他们约了一个appointment讨论了具体细节时，他们才告诉我说他们是boy friend and girl friend, 在一起9个月了，男方有俩个孩子，50%时间跟她，女方有一个孩子，都归她管，他们想进一步发展关系，所以要租一个大点的房子住，他们自称非常干净，很负责任，要签2年lease, 甚至3年也行，要了申请表，表示填完了今天就要交给我，希望不要被别的人把房子租走了。我还要求他们给pay stubs和bank statement, 他们也同意给。

女的象个在这儿长大的老墨，现在在一个non-profit organization 做site supervisor, 看起来不大，有个13岁的儿子，估计当年是个teen mom, 男的是个黑人，看起来倒是彬彬有礼的样子, 说是在一个医院做custom service。不过我左思右想，还是不想租给他们，我们这个小区是upper-middle class community，左邻右舍都是family with professional job，他们好像不是很fit, 我也很担心他们复杂的关系，万一break up了，一个搬出去了，我找谁去要房租呢。

他们今天就要把申请表送来，我想用一个什么理由回绝他们比较好呢?希望不要伤他们的自尊心，也不要惹上什么discrimination的官司。我知道可以说我找到了更好的房客，但事实上还没有，我是个实诚人，不习惯说这善意的谎言。 还有什么比较好的借口呢？
