请大家指点为什么这房子租不出去

好校区，2700sqft SFH, 白玉房，亚特兰大区域。8月份之前小区里其他房租2000 左右，而且很快。我的房大概9月上市，放在CS, Postlet 等免费网站，后来也上了flat fee MLS, 房租也降到1800左右，但还是没有几个有兴趣的。有俩个申请的，都只有海外的收入，无法证实，尽管他们的renting history都很好，我还是没敢签。与此同时，同小区内出现了3～4家出租房，都比我的租金高，但都由agent带办，11/1 其中一家以比我高30刀的价位租了出去。我不理解是为什么。难道就是agent 想挣一个月的房租？我在纠结是否找一agent做拉倒，但不知能否有帮助。
