I will choose one year. House in Bay Area is very easy to rent out. And if the tenant is not good you won't be able to kick him out earlier if you have a 2 years lease. I have a tenant who pays rent on time but always bother me with little and un-reasonable requests. I signed a one year lease with him. I will let him go after one year. I wish I have had only signed for 6 month...
