卖房 vs.出租：好汉不吃眼前亏， 请教这笔帐算地对不对？

我有两栋房子， 其中一栋是去年买的， $460K. 要卖掉这栋房子，总损失估计要超过$80K , 那20%的 downpayment 几乎全部丢掉， 吃亏在眼前.  

我算了一笔帐，如果把它租出去，收支基本平衡：

现在所有开支:
$36,000/year （including principle, interest, insurance, community fee, property tax, etc)

出租后收入：
１） Net rental income:  $2２,000/year
２） Income tax saved: $7,200/year (interest +property tax) x 30%
３）Principle paid/year: $4,000/year

Total income: $33,200/year

出租后net lost：$2,800/year

十年的总损失即使$50,000, 这个数目也小于现在卖掉所造成的损失。也许十年后这栋房子能由现在的４６万增值到５６万。好汉不吃眼前亏，对不对？
