There might be some communication problem.

What the 10万 guy said is required by the banks for what I know. Refi can only got by 75% of what u pay down. So he does not want to refi 75% of his 100k, to buy more houses.

If this is true, it is valid @ high price point.

Cooperation is hard. I encounter almost exactly the same thing. Resposibilty and reward has to be clearly specified out in the beginning. At least if u do all the work, u should have deal finding fee and management fee defined as a ownership percentage.
