关于leasing agent的条款请教大家

大家好。 我们想把原来的自住房出租出去，请了帮我们买到新房的中介。 她建议我们考虑出售，因为最近湾区的房价似乎升了不少。 我们就说那双管齐下吧。 有好买家就卖，没有就租。

现在的问题是有关我们的租约里的2条：

1》 给她7%的年租金作报酬（月租金她拟定在4350）
2》 如果日后租户决定买下我们的房子，她要收3。5%的成交价格。

不知道这两条是否合理。 望大家赐教。
