有一块地，就在我的房子旁边。已经批准可以建18个单位住房和一个单位的商业房。地皮喊价80万，其实市场价应该是30-40万。建设成本我估计需要150万左右，只是我自己瞎估计，还没有请建筑商评估。因此连地皮算上最终的建筑成本估计在230万左右。

按每单位3个卧室计算，总共会有54个卧室可以出租给54个学生。全包家具及所有账单，每个房间平均收费600元。每个房间按450净利润计算每年应该有$291600. 商业房因为不容易出租暂不考虑利润。不过如果要价便宜，应该也可以租出去，不行的话我们就当成自己的办公室了。

我自己没有这个能力。你上次考虑过成立一个投资基金的事。我想如果每股10万的话，有25个人就可以做这个项目了。对于市场营销和出租管理，我已经有了实战经验。相信一定会按计划盈利的。增加盈利的另一个考虑是适当增加房间数目，比如增加5-10个房间，利润就会更可观。

大家可以讨论一下，如果觉得可行，我就联系卖主。必要时让大家先来这里实地考察一下。
