We have been watch the market for a while. Now this kind of sale is hard to find in the area. This is the guy whom bussiness is in construction and have no interests in caring for this small bussiness. the same unit I bought Oct 11 for 37K, now is 40-42K. the rent is 750-800 per month. fee 180 per month, tax ~800 a year. stable renters. if no vacancy, around 15% income. for the last 10 month on three units I have, I spent almost 0 in repairs. Does this sound a good investment?
