He probably has some lousy people with very bad credit who want to lease to own.

He might want fee from you for introducing these people. Tell him you won't pay him.

My guess.

Don't argue. Just say you only have this rental and you want to deal with prospects directly. But you'll keep his business card and may need his service in the future.
