我还真没算过cap rate

在温哥华算cap rate就不敢买房了。我overall cash flow是-1500，包括我的自住房。想想也不算太差，很多人不投资，有自住房也好，租房也好，一个月在房上花的钱不比我少，所以去年就做到了极限。

现在的感觉就像在风雨即将到来时（升息或被擂）开小船，拼命地朝岸上划（还债），等划到岸了（债务在可控范围之内），咱就可以笑傲江湖了。大概需要5年，或亏损10万处理掉两个现金流差的物业
