怎么签这个lease

房客是1男1女(男女朋友关系)加2孩子(老大是女的生的,老二是他们俩生的).男的credit不错，（３Ｘrent　monthly income).女的没工作，credit 非常差,not qualified half of the rent．

是只和男的签,还是和男的女的一起签lease?想想如果男的拍拍屁股走人,那种lease更方便evict 女的和孩子?（突然发现自己原来很冷酷）
