緊急求助：買房後原房客租約與deposit應如何移交？

剛買了一個condo，是short sale的，這個月底（12月31日）closing。現有一個問題不明，想請教投壇各位有經驗的大德：

此房內現在還有租客，租約要到明年的2月29日到期，月租$2100。Security Deposit為$2700。房客和新房主的我都願意在明年三月後繼續續租。我不懂的問題是，現在我該怎麽接收移交？是讓原租約在closing之日起自動作廢代之以新租約呢？還是老租約繼續有效，等明年3月1日再簽新的租約？另外我要不要向原房主要來這$2700的Security Deposit？還是讓房主把Security Deposit直接還給租客？我什麽時候可直接向租客收房租？
