1) Who would be your customer?
2) What are their revenue sources and how will they survive this recession/depression?
3) What is the anchor store in the same place?
4) Is location of this Commercial piece surrounded by people who are willing to spend money no matter in recession or depression?
5) What is the population growth in your metro area?
6) What is the unemployment rate in yoru metro area?
7) Have you done a 5 year business case for this one?
etc. etc.
You might get a different view after you do your homework.
