购买商业物业，请教是这样避税吗？望大侠们回答

第一次踏入地产投资，没有找agent，属于两眼一抹黑的；购买的物业属于商业性质的，80万。在谈offer对方的时卖方的agent告知买商业物业就像买商品一样，要缴税的，我们这里是15％的税，80万X15％＝12万，很厉害呀。再告知说如要避税，就立刻注册一公司，把所买的物业写到公司的名下，即可不用缴税了。
各位大侠说说是这样操作吗，它的利弊是什么（如果这样可以避税，那所有的都会这样做了，那这15％岂不是虚设了？）
