Looks like your situation is not good for DIY for this job. ("distracted my attention to my day job")
You need a good handyman/contractor for this job. Many experienced landlords on this board. Just ask the one in your area to qqh you. They normally have good contacts on handyman/contractors. Many of them will help you if you ask.
