应该是用现金还是贷款购房？

如果你家的AGI在16万以上，你手上有20万现金可以买一出租房，到底是该用现金买呢还是贷款买？本老给大家算了一下账，哪种方式更好，请大家看：

假设前提：

房价20万的10年新SFH，月租金1600，年保险700，年房产税3000，年维修费1000，30yr 固定贷款利率5.25%，每个房子的头款5万（每个房子贷款15万，年利息7，875），房子的improvement占房价的75% or 15万， 年允许的depreciation = 150,000/27.5=5,455

如果用现金买，你的年cash flow =1600x12-(3000+700+1000)=14,500, taxable income=14,500-5,455=9,045

如果你用贷款，你的年 cash flow= 4x(14,500-7,875)=26,500, taxable income=26,500-4x5,55=4,682

很明显，贷款买房子不但现金流可以增加，所得税反而可以少缴，优势明显，但缺点是你需要管理四个房子，而不是一个。
