1. Do you have any pictures of before and after? Your mls listing picture would be fine too.

2. It's her fault that she ignored the leak and destroyed your floor, now she is so worried that you are gonna sue her. You should never even mention to check on mold. She is more nervous than you, now she has to find ways trying to defend herself.

3. You can not break the lease with her this way.. No matter how much you hating her...

4. Let aside of your emotion, have a sit down conversation with her.... It's already to this point, you might as well let her go.. After all she is at fault.

Now... Get your before pictures with you and to tell her:

1. According to the lease... Tenants have responsibility to repair any damage caused by them. Write this down into a letter to demand her to fix the floor and possible mold problem caused by her ignorance.

2，tell her second option, sign a mutual lease release form with you and move out without fixing the floor, it's up to you to either deduct some money out of her deposit or forgive it.

Now... It was a small problem first but because hou have given her so much pressure and so much fear to yourself..
