this question had been ask many times here in the forum, can it be done? yes, is it easy? no.

I always said, build a good relationship with a small local bank, a good relationship means 5 year+ of cash deposit with the same bank, good cash reserve, positive cash flow analysis, after a while, bank will look at you differently..
