That agent is !@#$, for you. You need to change.
Sure, he's not supposed to tell you seller's bottom line. And generally he didn't do any wrong, legally.
But as your agent, he should tell you if there is another offer, or what the deadline is for the bank's counter offer. Should remind you that the house is still on the market. He didn't do any of this.
This sounds like a situation where you're a tiny fish, and he's too big for you. For a broker, especially who get lots of listings from the bank, your business of buying one investment is too small a deal. Selling a dozen houses is much important to him than selling one house to you to make you happy.
I would suggest that you find a younger agent who has some rentals of his own. Then he knows what you want. And he has the incentive to follow through.
