买的时候是不需要付agent commission的。一个好的投资房,收到的rental income 应该远远超过利息,地税,保险等加起来。

But this is not the point. The point I am making is that holding DRN for long-term is very dangeous, almost akin to toxic asset!

From April high to October high, IYR is up 4.8% while DRN is down 1.6%. That's about 5% natural decay in half a year, or about 10% annually per year. And that is in the context of current low volatility environment. If volatility increases the natual decay will be even worse. That's why I say in 5 years even if IYR doesn't change, your DRN will be at least cut in half, most likely worse.

Again, I suggest you check out the 3-year chart of FAS and FAZ, one is a 3X bull and one is a 3X bear and ask yourself a simple question: how on earth would both bull and bear be so wrong at the same time???

Again, if you use DRN for day-trading or even very short-term trading, that is another story. And, if you really want to hold DRN for long-term, well, good luck.
