How much does the house repair cost per your experience

1. replace AC
2. replace two washroom basin and countertop
3. electrics repair and possible rewire
4 plumbing repair
5. roof replacement (I got the quote on this already)

The house is marked 20-30K below market price. Same houses are about $110K to 120K. This one is 90K but not sure if the repair would cost less.
