great, but i am curious, did you triple check the potential lega

if the buyer/tenant does not pay, and you try to evict/foreclose, the court will not look at it as black & white clear. the buyer/tenant can ask court that you cannot sell/refinance with a simple motion.., you have to wait till the whole case finish before you can sell it.
