there are two different ways for land contract

1) transfer the deed, which leads to formal foreclosure. only takes 3 to 5 months. Not as bad as banks cases.

2) not transfer the deed, which leads to eviction as landlord-tenant dispute. As long as calculate the equity in the balance sheet, it's fine. This takes 1 to 2 months
