How to deal with this biting American lady who didn't pay?

I posted before. This American lady walked away without any notice after staying in my rented 2-bedroom apartment for 12 days. The rent is $950 including utilities. She has a contract from June11 till end of August. (It is a new condo I escrowed in June, 2003 built, new paint, new carpet, new appliances).

She cancelled her june rent check, and her deposit. So I didn't have 1 cent of money.

I wrote her a letter asking her to pay me 11 days. I didn't intend to collect rent till August end as in contract. Instead, she wrote a letter threatening to sue me as "inhabitable". She only has a POBOX address which made it difficult to deliver "certified letter".

The real reason for her to move is that she doesn't like the new guy moving-in.

How to deal with such kind of person? She created things:

1. The washer& dryer, and the range was not working. But I didn't write in my lease that I'll provide "washer, dryer, and range". heater, dishwasher and microwave are also new and working.

It is installation issues from Lowe's. I have been contacting with Lowes's and Lowe's was doing fixing work.

2. I shouldn't let in another tenant on the 8th day. She created that I have "verbal agreement" with me, that I need to seek her approval if I rent the other room to another tentant. (She only rented one bed room in this 2 bedroom place". I did inform her via email that I'll move in another tenant into the other room, out of courtesy.

3. I went into her room, so I need to be resonsible her damages and loss.( I am afraid she'll create damage and loss.)

I went into her room 4 times, I did tell her. First time, I told her my agent would come back to the property to make things work; second time, I moved in a bookshelf for her and I emailed her about this after that, so that she doesn't need to move herself; 3. I changed lock for her room and I emailed her via email that she should and can lock her room.4. I changed the light bulbs into new bulbs for her room.

4. She told the code to the gate of the community didn't work, which brought her great inconvemience, which caused her to live elsewhere instead of in rented place.

The "code" began to work on the5th day of her moving-in. She can go in by following other people. I did also try to get a $75 remote control for her.

5. She has 3 days flying to the bay area, which she emailed me telling that she'll not be in the place. She has 1 night staying in her boy friend's place. She listed these 4 days as I made her "homeless"/
inhabitable.

6. There were lights in the bathroom,4 lights in all, 1 on and the other 3 I gave her new bulbs for her to change. She listed that I didn't provide lighting for her place.---inhabitable again.
