Thanks to you all.

I'd like to share more: maybe we could share
more information to deal with a tenant.

This is a temporary sublet from June14 till end of August, for each of the 2 masterbedrooms in the property, each has its huge walk-in closet and huge bathroom. It is a 2 bedroom of 1244sqft, with a 2 car garage.

I gave her 3 free nights for June. I didn't realize and expect that the new appliances (washer&dryer, range) don't work due to installation.

She barely wrote me a rental check on the 4 day, and delayed in whatever reason to write a deposit.

She only stays in this city temporarily. That's why she rented this temporary place.

I gave her new lock for her to lock her room.

I didn't expect tht she'll create such as "verbal agreement".

I should have been strict with her, right?
