comparing yours to 半月湾里的月亮's investment:

1) you are using HELOC and 月亮 using cash. So she can afford the risks I mentioned.
2) you have to manage yourself, and she has PM to do the job. Her gain is passive, not minimum wage.
3) Her investments had a lot more gain (profit) or margin than yours.
4) your rent is low. This tells me the house price is not cheap. There is room for your house price to go lower.
