For me 100k is not a big deal of risk. I can pay off using cash if i really want to.

Since I manage it myself, I put an extremely low rent, so I can rent it out even I have not closed the deal. But it looks like I should ask for higher rent to gain more...

I don't agree with you that the property will go lower. This price is already lower than that of 10years ago, and the inner is much better than that time. Similar property here sold for 20k more recently.
